The City of Beverly Hills is offering pre-designed Accessory Dwelling Unit plans as part of its Pre-Approved ADU program to its homeowners, to facilitate the permitting and construction of those units. The program can be found at:

nonzero\architecture’s scheme offers two variants of detached ADUs with identical footprint and an area of 702 square feet. One scheme includes a two bed – two bath configuration while other offers a single bedroom and bathroom with more generous common spaces. The layouts organize the space efficiently and minimize incidental areas. Both Schemes have voluminous interior spaces that fuse into an outdoor patio designed with a pergola structure. As a design exercise with no particular site, care is taken to ensure that the ADU can be sited in a variety of orientations to adapt to idiosyncratic site conditions. The scheme is developed to adapt to meet the rigors of high fire hazard areas.
The aesthetic expression of the building is contemporary and builds on nz\a’s affinity and experience with mid-century residential architecture. The material palette is simple and neutral – designed to complement a variety of site conditions and adjacencies to pre-existing structures.
